Demand increases for hurricane-proof homes

Even though it is more than eighteen months since Hurricane Ivan wreaked havoc across Grand Cayman, hurricanes and the damage they can do are still on the minds of homeowners.

According to industry experts there is a growing demand for high rated hurricane proof homes at affordable prices. In response to this demand Pro Plus Construction and Realty is offering what they refer to as the ‘next generation’ of homes.

Project Manager Jason Wermie said that demand has been overwhelming.

“At Pro Plus we are professionals building next generation hurricane safe homes at a reasonable price and in a timely manner,” said Mr Wermie. “We are ecstatic how the project has turned out for our buyers to date.”

One buyer of a unit, Soma Pradeepan, said they toured Lakeland Villas and were impressed with the way Pro Plus had addressed safety issues such as building on piles that are an average of 18 feet deep on bedrock. 

“They have steel reinforced columns rise seven feet above the ground to allow flood water to flow through without compromising the building’s safety,” said Ms Pradeepan.

“They have leading engineers and consultants that have contributed to the design of these Next Generation homes. And the 4000 PSI poured concrete slabs further add to the strength of these structures.”

She said that she was also impressed that the windows came equipped with hurricane shutters.

“All the tiles, wood flooring, carpet and kitchen cabinets have been installed by a leading interior finisher. Solid wood cabinets are part of the standard finish. The appliances are top-of-the line throughout, and owners may choose to upgrade to stainless steel appliances and granite countertops.

“The 12-foot living room and dining room ceiling is definitely an asset and the storage space is wonderful. There are walk-in closets in each bedroom, and beneath the building, there’s a large unfinished area.  Each unit also comes with an enclosed garage and two outside parking spaces. The master bedrooms are larger than average, and the lovely master bathroom is a real plus,” said Ms Pradeepan.

Other features of the complex include high efficiency air conditioning units, which are designed to provide maximum comfort while keeping energy bills down. Each unit comes with its own generator to protect against loss of electric service.

Ms Pradeepan explained the market she was also pleased to see great landscaping, which was incorporated in this development.

“A lake has been constructed on the site for aesthetics, and for storm water management. Three fountains add to the lake’s beauty and keep the water fresh. And the wall around the lake protects children. The National Roads Authority has photographed the storm water system, and will recommend it to other builders.

For safety, fire hydrant is centrally-located in the development.  Fenced back yards give homeowners a wonderful garden spot and room for children to play.”

According to Mr Wermie, Lakeland Villas will have three phases for total of 80 units. This will include three swimming pools, a kids’ play area, and footpaths add to the development’s charm.
