New low cost homes coming to Harquail area

Another 195 low cost residential units are underway situated around a man-made lake just north of the centre of Seven Mile Beach, located on the Harquail by-pass, according to the developers NCB Homes.

Preliminary site work began on Lakeside, this new condo development, last week.

Lakeside, this unique condo community, will encompass a total of 195 units artfully. The developers said that the condominium construction has been meticulously researched and the latest in construction technology is being used.

Six inch thick solid concrete/steel walls coupled with Styrofoam layers will offer greater insulation resulting in lower utility bills. Standing seam roofs create greater peace of mind and durability and the ground floor levels sit at seven feet above sea level; 40 percent higher than planning requirements, the developers said.

By partnering with local Caymanian contractor, Limestone Construction Ltd., who not only have experience of the local market but bring strategic partners from a multi-million dollar US construction company with an excellent management and a track record in building projects of this scale, NCB Homes said it is confident in all aspects of both quality and timely delivery in bringing this project to fruition.

Additional features for Lakeside which will enhance the community aspect of the development include two pools and an oversize feature pool, clubhouse and a gymnasium, extensive landscaping and ample parking.

"This type of low cost housing should not be confused with low quality, these homes are being built to very high standards, and we are providing a needed resource to Caymanians and Cayman residents who work in the George Town and Seven Mile Beach areas," said Mark Sorrill, General Manager.

"With the rising cost of real estate many of these potential home buyers are unable to afford to enter the property market. We hope that many of our owners will be able to bike, walk or bus to work from Lakeside thereby cutting their living costs and lessening the burden on our infrastructure.

"Our corporate philosophy is, "we do not just construct homes we build communities" and we're very proud to be developing, not just affordable homes, but also homes that are of a high quality  are secure, and set in a well planned aesthetically pleasing environment with many amenities."

The developers said that during the first phase of the project sales have been successful and Phase One is almost sold out. Matthew Wight, Sales Manager feels that the sales activity thus far is, "due to the desirability of the product in conjunction with the fact that it is unlikely that these prices will be seen again in the Cayman real estate market."

It is expected that the official ground breaking on the site will take place within the month. The NCB Homes offices are located at Harbour Place on the waterfront in George Town.
